Jouer sur les divers sch\u00e9mas de financement, dans un contexte o\u00f9 les solutions \u00e9voluent, s\u2019av\u00e8re particuli\u00e8rement efficace pour saisir les opportunit\u00e9s.<\/strong><\/p>\n<div class=\"article-editor-horizontal-rule__container\" contenteditable=\"false\">\n<hr class=\"article-editor-horizontal-rule\" \/>\n<div class=\"article-editor-horizontal-rule__delete-button-container\"><\/div>\n<\/div>\n<p class=\"article-editor-paragraph\">La hausse des taux d\u2019int\u00e9r\u00eat, qui a suivi les tensions inflationnistes de 2022, a eu un fort impact sur le march\u00e9 immobilier. La r\u00e9duction de la capacit\u00e9 d\u2019investissement des acqu\u00e9reurs, qui recourent le plus souvent \u00e0 l\u2019effet de levier \u00e0 travers des financements \u00e0 court-terme ou \u00e0 plus long-terme, a entra\u00een\u00e9 une chute des transactions immobili\u00e8res. Dans le m\u00eame temps les valorisations d\u2019actifs ont subi des d\u00e9cotes significatives.<\/p>\n<h2 class=\"article-editor-heading\">Un retour des transactions immobili\u00e8res<\/h2>\n<p class=\"article-editor-paragraph\">Le mouvement de baisse des taux, enclench\u00e9 en juin 2024 par la Banque Centrale Europ\u00e9enne (BCE), redonne du souffle au march\u00e9 immobilier. Le sensible recul des valeurs de certains actifs offre de belles opportunit\u00e9s d\u2019investissement. Combin\u00e9 \u00e0 la baisse de la charge de la dette, ce mouvement relance la confiance des acteurs immobiliers. Les professionnels anticipent donc un rebond de 15% \u00e0 20% des transactions sur le march\u00e9 immobilier cette ann\u00e9e.<\/p>\n<p class=\"article-editor-paragraph\">Le commerce fait partie des classes d\u2019actifs les plus attractives\u00a0: les taux d\u2019occupation des commerces de centre-ville et des <em>retail park<\/em> \u2013 des ensembles commerciaux de p\u00e9riph\u00e9rie \u2013 affichent une belle r\u00e9silience sur les derni\u00e8res ann\u00e9es, autorisant une progression des revenus gr\u00e2ce \u00e0 l\u2019indexation des loyers sur l\u2019inflation. La situation est plus complexe pour les centres commerciaux d\u2019ancienne g\u00e9n\u00e9ration aux usages obsol\u00e8tes face au d\u00e9veloppement de nouveaux concepts, notamment autour des loisirs.<\/p>\n<p class=\"article-editor-paragraph\">L\u2019immobilier r\u00e9sidentiel pr\u00e9sente \u00e9galement des opportunit\u00e9s d\u2019acquisition, en particulier pour les <strong>\u00ab\u00a0passoires thermiques\u00a0\u00bb<\/strong> qui peuvent \u00eatre valoris\u00e9es gr\u00e2ce \u00e0 des travaux de r\u00e9novation \u00e9nerg\u00e9tique.<\/p>\n<p class=\"article-editor-paragraph\">C\u00f4t\u00e9 logistique, les valeurs ont plut\u00f4t bien r\u00e9sist\u00e9 \u00e0 la hausse des taux et attirent toujours les investisseurs, la demande locative reste importante port\u00e9e par une digitalisation constante. L\u2019attrait des data centers est ainsi renforc\u00e9 suite \u00e0 la transition num\u00e9rique et au d\u00e9veloppement de l\u2019IA.<\/p>\n<p class=\"article-editor-paragraph\">Enfin, les difficult\u00e9s de l\u2019immobilier de bureau devraient se poursuivre cette ann\u00e9e. Les valeurs ont \u00e0 la fois subi la hausse des taux d\u2019int\u00e9r\u00eat et l\u2019essor du t\u00e9l\u00e9travail. La dichotomie persiste entre les actifs tr\u00e8s demand\u00e9s et consid\u00e9r\u00e9s comme des valeurs refuges, que sont les petites et moyennes surfaces situ\u00e9es \u00e0 Paris QCA (Quartier Central des Affaires, c\u0153ur tertiaire haut de gamme de Paris), et les grandes surfaces en premi\u00e8re et seconde couronne parisienne. Certains actifs devenus illiquides affichent d&rsquo;importantes d\u00e9valorisations. Les fortes d\u00e9cotes de prix de parts de quelques SCPI soulignent d\u2019ailleurs ces difficult\u00e9s.<\/p>\n<div class=\"article-editor-horizontal-rule__container\" contenteditable=\"false\">\n<hr class=\"article-editor-horizontal-rule\" \/>\n<div class=\"article-editor-horizontal-rule__delete-button-container\"><\/div>\n<\/div>\n<h2 class=\"article-editor-heading\">Un march\u00e9 du financement qui se reconfigure<\/h2>\n<p class=\"article-editor-paragraph\">Si le march\u00e9 rec\u00e8le des opportunit\u00e9s d\u2019acquisition pour les op\u00e9rateurs immobiliers, les banques affichent une plus grande prudence. Face aux difficult\u00e9s de certains emprunteurs, aux n\u00e9cessaires prorogations de pr\u00eats ou contentieux existants, les \u00e9tablissements bancaires ont renforc\u00e9\u00a0la s\u00e9lectivit\u00e9 des dossiers de financement. Le manque de visibilit\u00e9 politique et l\u2019instabilit\u00e9 r\u00e8glementaire en France amplifie cette tendance. En cons\u00e9quence, certains dossiers de financement portant notamment sur des bureaux en premi\u00e8re couronne parisienne ne sont tout simplement plus regard\u00e9s par les banquiers.<\/p>\n<h3 class=\"article-editor-heading\">En parall\u00e8le, des solutions montent en puissance.<\/h3>\n<p class=\"article-editor-paragraph\">Ainsi la dette priv\u00e9e devrait poursuivre son essor en France et en Europe sur les prochaines ann\u00e9es car elle b\u00e9n\u00e9ficie d\u2019une marge de progression importante. Alors que la dette priv\u00e9e repr\u00e9sente entre 40 et 50% du march\u00e9 du financement aux Etats-Unis et au Royaume-Uni, sa part de march\u00e9 est, en effet, bien plus limit\u00e9e en France et en Europe (environ 15% \u00e0 20%).<\/p>\n<p class=\"article-editor-paragraph\">Les financements en fonds propres (equity) sous forme de club deals sont \u00e9galement pl\u00e9biscit\u00e9s face \u00e0 une contraction du march\u00e9 de la dette mezzanine. Cette tendance r\u00e9sulte d\u2019une moindre app\u00e9tence pour les op\u00e9rations risqu\u00e9es pr\u00e9sentant un fort niveau d\u2019endettement.<\/p>\n<p class=\"article-editor-paragraph article-editor-content__has-focus\">Face \u00e0 ces \u00e9volutions, recourir \u00e0 un sp\u00e9cialiste, qui ma\u00eetrise aussi bien les financements bancaires que les solutions alternatives, apporte de solides atouts aux op\u00e9rateurs immobiliers. Plus r\u00e9actifs \u00e0 l\u2019acquisition, ils pourront optimiser <span data-olk-copy-source=\"MessageBody\">la structuration et l\u2019effet de levier<\/span> et, m\u00e9caniquement, le bilan de leur op\u00e9ration.
